The finca is not suitable for a Central European affluent who is looking for full service in a noble beach apartment. But it is a place for a well-kept getaway, which offers enough space. One can live inexpensively and well. The construction is very good and corresponds almost to German standard, which is not found elsewhere in comparable properties (3 suites, 4 bathrooms, AC, hot water, etc.). The electrical system is german engineering, central control of the water pumps, internet via fiber optics, WIFI coverage in the central area. For water supply, one of the springs was captured and as needed, water is automatically pumped into the elevated cistern (12m3). This supplies the whole finca. Due to the elevation there is always enough pressure on the pipe. Electric energy comes from the own transformer (15kVA), which is connected to the local power grid. The use of photovoltaics would be the next logical step to enable complete independence. Feeding into the grid is also possible and will be compensated. House No. 1 (built in 2012) houses two suites with bathrooms, as well as living room, kitchen and pantry. Living space about 120m2. House No. 2 (built in 2021) has a large (60m2) suite with very spacious bathroom. The installation of a kitchenette is prepared. Furthermore, there is a technical room in the house. Here are the electrical distribution, the pump control system and the internet equipment. There is still enough space for further equipment e.g. a house battery. There is also a large (65m2) room open on one side, there is the washing machine, dishwasher and sink. House No. 3 (100m2) open from three sides, is currently used as a workshop. It also has a full bathroom and a lockable room with workbench and for storing tools. Right next to it is the "churasceira", or barbecue bar, covered and about 25m2 in size, with large work surfaces, two sinks, integrated gas grill and integrated fridge/freezer. The swimming pool (9m x 6m), with waterfall and shower, has a sand filter system with pump. Pump and outside light are automatically controlled. In the fish pond, fed by one of the springs (about 60m3/d), tilapias are kept. In addition, the pond serves as a reservoir for irrigation of the green areas. A three-phase power connection and a powerful pump are available. The finca is registered as a small farm and is exempt from property tax. The electricity tariff is therefore also reduced. The finca is registered in the land register (escriturada) and INCRA registered. A very reliable employee, with whom I have been working since 2010, takes care of practically all maintenance and construction work on the finca. For interaction with the authorities, tax declaration etc. I can recommend a young lawyer who has helped me many times and speaks good English and a little German. As a purchase price I imagine about Euro 200,000 net, after deduction of incidental expenses. For the buyer there are the notary and notarization costs as well as the real estate transfer tax (ITBI, approx. 3%).
